CARRYING CAPACITY~ The ranch should comfortably carry from 180 to 200+ animal units during average rainfall years of approximately 15 to 17 inches.

WILDLIFE & HUNTING~ This ranch has both desert mule deer & pronghorn antelope, & receives (1) antelope permit per year, yet more may be available in the future.  The ranch also provides excellent hunting for blue quail as well as dove/duck during migration.

MINERALS~ No fee minerals are being conveyed with this sale.  There are approximately 4,140 acres of State Mineral Classified Sections.

EXISTING LEASES~ The ranch is currently under a grazing lease.  There is also a Mineral Lease for 5 years on the fee minerals with 4 years left on the lease.  The conveyance of the ranch shall be subject to the existing Mineral Lease.
