LOCATION~ The Diamond “S” Ranch is located 31 miles south of Marfa, TX by travelings 7 miles south of Highway 67 from Marfa, TX, turning southeast on Highway 169 for 24 miles, east 2 miles over ranch road to the beginning of the ranch.

HEADQUARTERS~ The headquarters home/lodge is a modern 2,500sq ft home with a 26ft X 14ft covered patio groomed lawn, a 46ft X 126ft 10ft deep swimming or fishing pond with lighted dock, fish feeder, and pond aerator.

Other improvements include a hunter’s bunkhouse- 1,500sq ft that sleeps eight, foreman’s house- 1,400+/-sq ft, 26ft X 12ft portable tact room house, 20ft X 30ft hay barn, 20ft X 26ft frame and tin storage barn, two 22 ft X 22ft adobe garages with connection carport between the two.  There is also a tricky hilltop runway and canopy for smaller aircraft located one mile from headquarters.

The main working and shipping corrals are all pipe construction, loading chute and large round pen with railroad tie/bull wire. The corrals are capable of handling up to 600+ head.  There is also a second large set of pipe corrals with smaller load chutes located in the heart of the ranch that will handle up to 400+ head.

WATER~ The ranch is watered by five water wells via 30+/- miles of pipeline to cisterns, booster pumps, steel or concrete water troughs.  The water well at the headquarters is 450ft in depth and tested in excess of 100GPM.  The other ranch wells vary in depth from approx. 300ft to 500ft.  Two of the windmill equipped wells need minor work and water is currently being supplied from the house well and another well, leaving no area un-watered.  There is another earthen pond below the headquarters, originally built that was 102ft X 2011ft 14ft in depth, located in a low point in the canyon.  Because of the height of the dam and during the rainy season, the pond expands to cover 5 to 7 acres creating a pretty small lake which never goes dry.

TERRAIN~ The west end of the ranch is low to high rolling hills and canyon with a steady increase in elevation the first two miles to the headquarters located in a canyon basin.  As you continue east, the mountains get quickly higher with deeper canyons with scenic volcanic rim rocks and bluffs leading to the large high mesa tops with deep bluff line canyons to the east boundary at 5,180ft towering over the ’02 Ranch 1,000ft below and 360 degree spectacular views.

VEGETATION~ The ranch provides good grazing for cattle with a road mix of love grass, sideoats grama, hairy grama, blue grama, tridens and tobosa.  Bush and cacti found is mostly twin thorn acacia, agarita bush, creosote bush, sotol, ocotillo, Spanish dagger/yucca.  The ranch offers ideal habitat and browse for mule deer, aoudad sheep, scaled blue quail, dove and other species of wildlife.

PASTURES AND CORRALS~ The ranch is divided up into five large pastures, and four traps- all fenced with barbed wire over net wire.  All fencing appears to be in above average condition.  Located at the headquarters is a large set of pipe/welded wire panel corrals with loading chute and round pen of railroad ties/bull wire.  These corrals can handle up to 600+ head.  There is another set of pipe corrals with chutes located in the heart of the ranch which will handle 400+head.  Both sets of corrals are in excellent condition.

LIVESTOCK CARRYING CAPACITY~ The owners operate the ranch during average rainfall years by carrying from 340-360 animal units with crossbred cattle.  It is currently un-stocked anticipating a sale.

WILDLIFE AND HUNTING~ The ranch has conducted wildlife management programs the past 10+ years and has the largest population of desert mule deer that I have witnessed in years.  It provides exceptional hunting for trophy mule deer, aoudad sheep, and javelina.  Blue quail is excellent as is mourning dove, whitewing dove and duck around the lake during migration.

MINERALS~ Seller will convey 1/2 of fee minerals on with executive rights.  Approx. 6,300+/- acres are State Mineral Classified Sections that pass with the land whereby the surface owner and state participate 50/50.

PRICE & TAXES~ List price for the Diamond “S” Ranch is $825 per Acre.  2017 taxes were approx. $3,800.00.
